* A new concrete footpath 1.2 metres wide shall be constructed for the full length of the property frontage for this development and the cost shall be borne by the applicant.

* The driveway to the basement carpark shall be relocated clear of the stormwater pit, lintel and traffic groin or these facilities shall be relocated at the applicant's expense.

* The court level shall not exceed RL 62.8 so as to accommodate adequate head heights and ramp gradients.

* The school shall negotiate a suitable written agreement with neighbours for the retrieval of tennis balls from adjacent private properties and a copy of such agreement shall be lodged with Council prior to occupation of the site."
